We have many clients ask for best practices to prevent or control Mold growth. The following information is a guide in response to the request. The Most important factor to consider is when water leaks or spills occur indoors -ACT QUICKLY. If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow. Make sure that you do routine inspections inside and outside of your home. Clean and repair roof gutters as needed. Make sure the ground slopes away from the building foundation, so that water does not enter or collect around the foundation. Keep air conditioning drip pans clean and the drain lines unobstructed and flowing properly. This is a common problem that can cause a significant damage and can be prevented with a routine safety check.

The best way to control mold growth is to control the moisture and humidity of your home. Keep your indoor humidity low. Some ways to accomplish this is to use exhaust fans in the bathroom, attic fans, and make sure your utility room is well ventilated. If possible, keep indoor humidity below 60 percent. Relative humidity can be measured with a moisture or humidity meter, a small, inexpensive instrument available at many hardware stores.

Prevention is the best practice to maintain optimal living space and maintain an healthy environment for you and your family. Should you see mildew, have a musty odor, or have black spots in your basement, bathroom or under the sink you should consider have a professional Industrial hygienist, or certified mold testing company evaluate, test and make recommendation as necessary to eliminate mold in your home.

The purpose of a mold test is to locate mold infestations, determine the cause and provide useful information to help determine the best and most effective removal or treatment plan necessary. A mold inspection can reveal hidden mold conditions. The absence of visible mold is not necessarily conformation that there is no mold problem. A mold test can also identify a small problem before it becomes a big mold problem and impacts the air you breathe. A mold inspection can assist in finding out what caused your mold problem.

There are a number of compelling reasons to test surfaces and the air in a building where moisture damage may have occurred, not the least of which is to collect meaningful data to determine if a normal fungal ecology exists as defined by published standards. There is also a scientific basis for testing visible mold – many times dark-colored toxigenic fungi hide underneath fungal growth that may appear grey, yellow or white in color. A swab sample of visible mold and air samples collected near visible moisture damaged materials will help determine if toxin-producing species are in the building, a finding that may require immediate action to protect the health of building occupants.

Mold testing is the actual collecting of samples for laboratory analysis. There are two basic types of samples which include Surface samples and air samples. You can purchase some do it yourself testing kits, however I feel it is best to hire an industrial hygienist or a remediation professional to who will collect the samples, send them to a certified , evaluate results and make recommendations to you.

Mold contamination in any home is dangerous to the individuals living in it. It is one thing to remove mold, but to make sure that it does not come back is another thing. The latter is achieved when the mold removal performed was a thorough and successful one. To determine if such has been done, it is necessary to do some checkup.

First, using the sense of smell, try checking if there is any lingering smell of mold in any area. Second, check the contaminated surfaces like a drywall and see if all of them have been properly disposed and replaced with new ones. Third, check if the source of the problem has been completely addressed and that is the underlying water problem like a pipe leak causing the moisture.

Nothing concerns property owners more than indoor mold growth. Molds may be a significant part of the outdoor environment, but they do not belong indoors. While it is normal to have mold spores floating inside a house or commercial building, it is not normal to have mold growing on walls and ceilings. Indoor mold growth is a concern because it is not visible most of the time. Mold thrives on damp and hard to reach places, and property owners are often unaware of the infestation. More often than not, it is mold testing that makes property owners aware that there is a mold problem in the first place.

Mold testing is a non-invasive procedure performed to check if a property (such as a house, office building or school) has mold infestation. The main task of the mold contractor is to determine how much mold is present indoors, and if the level is safe or not for the occupants of the space. There are two types of samples that are taken by the mold testers to send to the laboratory for analysis: surface samples (taken directly from surfaces in the property) and air samples (which serve as the representation of indoor mold spores in the space). Most contractors take air samples using what is called a sniffer, a device that check for airborne mold spores. While there are testing kits sold in the market, property owners are advised to seek professional services and avoid doing the testing themselves.

Mold Testing

It must be said that mold testing is just the first step in addressing a possible mold problem. The process merely measures the amount of mold present indoors. Property managers should not be surprised if the test results come back positive, since mold spores can be found everywhere. The presence of spores will only be a problem if testing confirms an unsafe level of mold in the property. Unfortunately, mold testers cannot identify what particular kind of mold species are present, or where a mold colony is located. To determine the kind of mold present and the location of mold colonies, mold inspection should be done.

Despite its limitations, mold testing remains an important procedure. Exposure to mold can be hazardous to the health of individuals, so molds must be dealt with as soon as possible. The testing procedure allows property owners to know if there really is a problem to be addressed.

Retail store mold can become a big problem not only to the shop owner, but also to the customers. The shopkeeper can be liable for any problems caused by the retail store mold to the employees and customer that results from retail store mold.

Retail store mold usually develops in areas that shopkeepers do not access often. These could include attics and storage closets. The retail store mold can thus, affect all items stored in these areas. If the items stored are baby clothing and feeding supplies, the employer’s liability will naturally escalate.

If you detect a retail mold problem, the best step is to test the mold. Get the mold tested by a certified mold inspector rather than a handyman or odd jobs man. If the mold is not a toxic, you will not face much problem unless the customer or employee is asthmatic or has breathing problems. If it is toxic, you will need to take measures immediately to fix the problem. You might even have to compensate any affected persons.

Either way, you will have to take measures to fix the mold problem. The best way to prevent the growth of retail store mold is to fix any water problems affecting the store. In addition, regular mold inspections will help you fix the mold problem before it escalates into something serious.

The best way to contain the mold is to remove the root cause of the mold problem. If the mold problem occurs in your HVAC system, removing mold from there will finish most of your work. Install airtight walls to contain the mold in the contaminated area before you start removing mold.

The second step in removing mold is to kill it. People usually believe that they can kill the mold effectively with bleach. However, bleach is not an effective killing agent. The best product to kill mold is boric acid. There is also new technology that professional Mold contractors use to remove large amounts of mold.

Remove the dead mold using a planer, sander or a grinder having a wire brush attached to it. While removing mold that is dead, you should use safety precautions. Using respirators and if possible full body coveralls along with gloves, that will keep all mold spores from touching your skin

Finally, Close off the area from the rest of the home with a plastic barrier, protect future from mold by sealing off furniture with a fungicidal coating and covering. You could also use a clear coat of polyurethane paint to finish the removal process. This will seal the area.

Dehumidifier:

Dehumidifier is a machine used to dry the moist air and to prevent mold attacks. Dehumidifier also helps in drying up any particular area (floor) or corner of a room. In countries, where the weather is rainy and damp throughout the year, dehumidifiers work as condensers too. Dehumidifier can work as a trouble free system that you can operate easily. It is portable in size and the drainage system has to be systematic with the drainage system of the house for proper working. Dehumidifier saves any kind of extra time for cleaning the toxic elements and also helps in keeping the house clean and free from molds.

Demolition of Moldy Home:

Environmentalists usually do the demolition of moldy homes. Demolition of moldy homes is the only option for homes that are fully infected from molds due to lack of regular cleaning and maintenance. Mold can also grow when there are no inhabitants residing in a house. This is because a vacant house with no regular cleaning is the perfect place for molds to survive. To get rid of such dangerous situations, people sometimes have to opt for demolition. Professionals carry out the process as mold can eat away at the structure and safety of the building. The unhealthy atmosphere of any part of a house sometimes leads to partial demolition of moldy house for the safety of residents and others around the house.

Do-it-Yourself Mold Book:

Do-it-yourself mold book is a self-help book. There is a famous saying “Cleanliness is Godliness”. Thus, when you keep your house clean after going through the Do-it-yourself mold book, you can protect your house from all kinds of mold growths.
Eliminate Mold:

It is imperative to eliminate mold as soon as you see it. There are various ways to eliminate mold. Mold can grow anywhere. It needs some water and air to survive. Sometimes it grows without the knowledge of the house owner. You can start with fixing any leakage that is causing damp atmosphere. Usage of exhaust fans can help in removing the damp air from kitchen or bathroom to eliminate mold growth. Increase the circulation of air in the rooms, where there is more amount of moisture to eliminate possible mold growth in that room. Finally, a dehumidifier is the best tool to eliminate mold in its early growth stages. In later stages of visible mold, that may be behind walls or in air ducts, professional Mold remediators should be consulted.

Employer Mold Liability:

Employees working in a mold removal company are entitled for employer mold liability. Employer mold liability is a helpful tool, when the employees of mold removal company are bound to go to places where mold growth is highly toxic. In these situations, employees work in a risky environment. Here, the employer holds the liability to compensate the employee if there is any health hazard caused due to mold or even death if the effect from toxic mold is severely serious. Employer mold liability is a mandatory system in all mold removing companies. It gives financial and emotional security to the employees working with them.

Environmental College:

Environmental colleges conduct the study of Environmental Science, which starts from the creation of our planet earth. It includes the entire world of flora and fauna. Environmental colleges give opportunity to learn about forestry, hydrology, ecology and geology. Those who want to build their careers in Environment research can enroll themselves in Environmental colleges. The most responsible institution that can make our future generations aware about environmental issues are Environmental colleges. However, the course requires science background, preferably bioscience and the candidates need to have basic knowledge about physics and chemistry too. Aspiring students can collect the brochure from any Environmental college and go through it to get an idea about the curriculum.

Environmental Education:

Environmental education refers to the study of environment we live in. Environmental education includes methods to make the environment safe for our survival. Mold remediation, mold inspection and environment hygiene training is a part of environment education. Thus, environment education also teaches the individuals methods to find, eradicate and prevent the mold from growing in the first place. Environment education is available in local institutions for a fee. It is also available online or through long distance courses. Teachers of environment education are rendering an important service to society, as it helps to make home conditions livable. Due to the increase in cases of mold infestation, environment education is the need of the hour in this age.

Environmental Training:

Environmental training includes education for becoming a certified mold inspector, mold remediator and environmental hygienist. Environmental training is available in local institutes as well as through online courses, usually for a fixed fee. A particular course in environmental training gives you the respective certification to do that job. For example, an environmental training course on mold remediation gives you the certification to do mold remediation. Thus, environmental training can be an asset to you, as it will give you added skills. You can also serve your community with your environmental training. At the same time, you receive a supplementary income, if it is not your permanent job.

Find Mold

You are sure to find mold in your house if anyone reports that some allergy symptoms disappear as soon as they move away from the house. Another sign that you will find mold is a musty odor. Most professionals too rely on their nose to find mold. Another easy way to find mold is to check the source of moisture or the source of water problem. Mold thrives in moisture. If you suspect the mold inside the wall, you could make a hole in the wall and test the dust particles to find mold. You can find mold for sure by using the home-test kits available in the market.

Fire and Mold

While fire and mold do not have a direct link, the damage from a fire can create suitable conditions for the mold to thrive. Damage to the building’s structure might also add to this unlikely relationship between fire and mold. Pipes and plumbing in your house may suffer damage in a fire and mold will be able to grow. As water is useful to suppress fires, the wooden structures of a building may retain the water. If one does not dry the houses thoroughly, there is a probability of mold growth. Fire and mold, while not linked, are most definitely a deadly combination. Since fire and mold have an indirect causal relationship, it is best to take appropriate precautions after a fire.

Flooding

Flooding is one of the primary contributors to mold growth. There are various reasons why flooding might occur. Flooding may be the result of a natural disaster such as a hurricane, tsunami or heavy rains. The only way to prevent the ill effects of flooding is to improve your house structure. You can elevate the house or construct the floors at an angle to let the water out easily. Another reason might be carelessness. Sometimes, we forget to close the taps, thus leading to flooding from within the house. In addition, a pipe might burst due to improper maintenance or construction, leading to flooding. Thus, nature and human carelessness are the main causes of flooding in homes.

Flood and Mold

Flood and mold usually go hand in hand. If your house was a victim of flood, mold is sure to grow in your house unless you dry it properly. Due to a flood, water seeps into the walls and surfaces of the house. The walls retain this water and this provides moisture for the mold. Thus, flood and mold can pose a double problem for the owner. A flood can also damage some structures in your house. These crevices provide the perfect damp places for mold growth. Flood and mold are a potent combination. Preventing mold growth after a flood is difficult unless one takes immediate action.

Flood Prevention Tips

Flooding of one’s house can result in the growth of mold. Therefore, you need to prevent flooding from occurring in the first place. One should get the house checked periodically to make sure that the plumbing and pipes are in good condition. Also make sure that the roof is able to carry rainwater away and not into the house, thus flooding it. While on vacation, turn off the valve that lets in water. This will prevent any flooding that occurs due to leaks or pipe breaks. Finally, be on the lookout for the first signs of a potential flooding problem. These could be water dripping from the ceiling, mild mold growth and water stains on the walls.

Flood Water Damage Prevention:

Floodwater damage prevention is the need of the hour, as floodwater can cause unbelievable damage to your home. To prevent floodwater damage, always stay updated with the information that the local government provides. For maximum floodwater damage prevention, move all your essentials and valuables to higher ground as soon as possible. If possible, move all wooden items as well. In addition, switch off all the electrical and gas mains, so that there is no danger of electrocution or fire. This will help largely in floodwater damage prevention. After the flood, get all the appliances checked, and disinfect all the items in your house before using them. This way you can prevent most of the floodwater damage.

Floor Mold

Floor mold refers to the mold in the floor. Floor mold usually goes undetected because of tiles and carpets that cover it. Never ignore even the smallest mold signs. Mold growth can be as small as in the grout lines, but indicative of a bigger problem beneath the flooring. In addition, wooden floor are much more vulnerable to floor mold. Floor mold can grow very quickly if one does not detect its presence in time. The spaces in the flooring are very cozy for the mold’s growth. Thus, the moment one spots any signs of floor mold he/she should take steps to eradicate it.

Fungicide:

Fungicide is an agent, which prevents or destroys the growth of fungi and you may use fungicide in your lawns and for your plants. It is of many types namely the contact fungicide, penetrant fungicide and systemic fungicide. The contact type is for killing pores, which are exposed to the product. It remains for a longer duration on the plant’s surface. Penetrant one is used as one preventative maintenance option and not as a treatment option. You may apply systemic fungicide to a particular location, which then moves through a plant’s circulation system for protecting it. Use fungicide for controlling plant diseases. You may apply it using one garden sprayer.

Garage Mold:

Garage mold begins to grow on the surfaces in garage. Garage mold may even spread further into garage walls. Inside the walls, garage mold may grow undisturbed, making the air impure and endangering health. There are certain ways for prevention. First, isolate your garage, particularly if it adjoins your house. Do not transfer polluted items to your car or house. If the roof has leaks, check and repair, so that additional moisture does not enter your garage. Caulk the doors and windows and include weather stripping. Park your car off the garage, particularly on rainy days. Check your garage daily for recurring garage mold. Allow air circulation in the garage. Let enough light come in by keeping doors open.

Gutter Mold:

Gutter mold is the one that grows in gutters along roadsides. Gutter mold may cause serious health problems, if it spreads to your house. To take gutter mold off the gutter, clean it using power washer. First, clean the accumulated debris using garden trowel. Next, make use of bleach water. Scrub with a brush of soft bristle by taking bleach one part and water solution four parts. You may even use bleach sprays. Clean the gutter mold using an extended brush for cleaning downspouts and make sure you carefully disconnect them. Rinse gutters using a hose. Finally, keep a check on gutter mold to make sure that it does not persist.

Health Effects of Mold:

Health effects of mold are many caused due to mold growing indoors. Health effects of mold may come with the indications such as runny nose, cough, allergic reactions, eye irritation, sinus and nasal congestion, fatigue and headache. Allergic reactions include fever. Other health effects of mold, particularly arising from toxic mold are throat irritation, memory impairment, skin rashes, food intolerances, reddened or watery eyes, respiratory disorders such as asthma, mood swings and irritable bowel syndrome. These health effects of mold may lead to serious problems in your body. Other health effects of mold may be athlete’s foot and yeast infections.

Hidden Mold:

Hidden mold usually grows in damp areas and go hidden. The common areas for hidden mold are the underside of pads and carpets, ceiling tiles and its top side, roofing materials, ductwork, dry wall, dryers, wallpaper back and fridges. Even a slightest leak, which we do not know and fail to fix, is enough for hidden mold to grow. For preventing hidden mold, a best way indeed is staying aware about its presence. Mold may stay hidden in the air and may affect your health adversely. Therefore, you need to detect hidden mold, particularly on smelling any mysterious odor in the house.

If you have general allergy symptoms all throughout the year or especially during the humid weather, it is possible that you have an allergy to mold. At such times, you need to consult a doctor for possible treatment options.

Outdoors, mold is usually found in areas that are damp and shady. At home, they are found in areas that have high humidity levels such as bathrooms, toilet tanks, garbage bins and refrigerated food.

In fact, people are exposed to mold everyday in some amounts. However, some people are affected more easily and frequently by mold. Such people are said to have mold allergy. Symptoms of mold allergy are similar to those of other allergies.

Common symptoms of mold allergy are:

Watery eyes that are red and itchy

Runny nose

Hives and rashes

Wheezing

Chronic cough

Sinus headache

Congestion of the nose

Sneezing

As these symptoms resemble other allergies, it is essential to schedule an allergy test to increase your own awareness about the specific allergens you are allergic to and the severity of your reaction to those.
